LN Living Concepts is a two-designer studio in Jalan Besar, founded in 2026. Twenty-five combined years in the Singapore trade. Twelve homes a year, no more.
Fourteen years at one of Singapore's larger ID firms, with a side practice restoring Peranakan shophouses in Joo Chiat. Kayler works in warmer, lived-in registers — generous wood, soft textiles, paint colours mixed by hand on site. He believes a home should soften over time, not stiffen.
Trained at LASALLE, certified by SIDS. Lives in Telok Kurau with his partner and a long-haired tabby called Toast.
Eleven years in the trade — three at a high-end residential firm, eight running a small joinery practice. Grew up in his grandmother's kampung house, which still informs how he thinks about light, ventilation, and the small spaces between things. Quiet on a site visit; opinionated about hinges.

No junior handover. No sub-contracted designer. Both Kayler and Damien attend the first site visit, both review every quote line, both walk every site at least twice a week through the build.
A deliberate cap. We turn down work to keep this number — it's the most we can run while still walking every site personally and replying to every WhatsApp inside two hours.
The site only shows projects we actually built and that the homeowner gave permission to publish. No 3D renders staged as completed work, no stock photography, no projects from previous firms.
Every starting figure for every common HDB and condominium type is published, updated quarterly from our last twelve completed projects. You should know your rough number before you message us, not after.
The studio is a single room above a coffee roaster on a quiet stretch of Jalan Besar. We don't keep a public showroom — the projects we build are the showroom. Visits are by appointment only, usually Friday afternoons or Saturday mornings, and almost always with both designers present.
